Choosing a property manager

Finding a tenant:

Advertising

The strongest form of advertising is the internet. Focus Realty will advertise your property on realestate.com.au free of charge. If further advertising is required, you have the option to advertise in the Townsville Bulletin at your expense.

Inspections:

Focus Realty attends all inspections with prospective tenants. This is done for the following reasons:

  1. Focus Realty does not believe that prospective tenants should have access to keys to your property without supervision
  2. The Focus Realty representative has a chance to get to know the prospective tenant which will help when processing the application

Application Process:

The prospective tenants are required to fill out an Application Form which has been created by the REIQ. Focus Realty has created and adheres to the following Selection Criteria:

During the Tenancy:

Further to the daily tasks required to be carried out by Property Managers to ensure the
tenants, landlords and agency are acting within the terms of the lease and associated
legislation, Focus Realty will be providing the following value added Property Management Services:

Maintenance

Once you have decided to rent out a property, make sure it is in good repair.? This helps attract a quality tenant and provides a good start to the lease agreement.? We can advise you on legislated requirements such as security, smoke alarms etc and general presentation tips such as painting and window coverings etc.? It is important to allow for on-going maintenance in your budget, so you can attend to repairs promptly.

Smoke Alarms

In Queensland it is legislated that landlords to ensure that smoke alarms are fitted and working in their rental properties.? Focus Realty has a service agreement with CIR Electrical to make this easy for you.? CIR Electrical will inspect, clean, test and replace batteries in your smoke alarms at your rental property between tenancies or annually (whichever comes first).?
